Homestead Tax Exclusion

Certain property owners in Upper Merion Township are eligible for what is known as a “Homestead Exclusion” on both their Township property taxes (Act 50) AND their school taxes (Act 1). To be eligible, the property must be the primary residence of the property owner and the house must be owner-occupied.

If you wish to take advantage of the Homestead Exclusion program, you must fill out the application form found here:

Follow the instructions that are after the application as how to fill out the form and the address to send it to the County. Applications are not to be submitted to Upper Merion Township.

According to Montgomery County, you can use one application to apply for both the Township and the School Tax exclusion; however, keep in mind that the application for school tax exclusion must be mailed by March 1 and the application for the township tax exclusion must be mailed by December 15. Example: Applications which are received on or before March 1, 2022 will qualify for a reduction in their 2022 school real estate tax. Applications received on or before December 15, 2022 will qualify for a reduction in 2023 township real estate tax.

If you have already enrolled in the Homestead Exclusion program, you do not need to reapply each year as long as your primary residence has not changed and the property is still owner-occupied.
